Summerlin Information Summerlin on Track for Another Strong Year Ongoing development is planned for the five residential villages of: The Vistas, The Paseos, The Mesa, The Ridges, and Summerlin Centre. In the last two years, more than 550 homes have been sold in The Paseos, with the newest neighborhoods including Andalusia, Barcelona, Castille, and Las Lomas. The Paseos features neighborhoods in which homes are designed and built by multiple homebuilders, such as Las Lomas. Located west of the 215 beltway, this 800-plus-acre village will eventually be home to a public elementary school and two village parks. In The Vistas, the fastest selling village in Summerlin, home sales in the Kingwood neighborhood are expected to begin during the second quarter of 2005. Similar to Las Lomas, Kingwood will offer homes from a variety of builders. When complete, The Vistas will have 28 neighborhoods, two 7-acre parks, a 23-acre community park, and a grocery store/shopping center on the corner of West Charleston Blvd. And Desert Foothills Dr. Located near the community’s southernmost tip, The Mesa encompasses 497-acres, and will eventually include 16 residential parcels, and elementary school, and the future site of Bishop Gorman Catholic High School. The high school is expected to begin construction by mid-year, and scheduled to be completed by 2007. The Mesa will also be the home to an 18-acre community park. Residential areas within the western region of Summerlin Centre are developing in four distinctive enclaves. Traccia by Toll Brothers, Allerton Park-which features 233 homes, and Summerlin’s first loft project. The Ridges, Summerlin’s most exclusive luxury golf village, will feature custom home sites in the newest neighborhood of Redhawk. Homes will be featured around holes 8,9,10, and 11. Redhawk is already more than half sold, only four home sites remain. More than 7,500 acres remain to be developed in Summerlin and the community is projected to be completed by 2020. BEE WATCH It is predicted that this year is going to be a highly active year for the local bee population. Following are some general “bee rules” to help safeguard your home and yourself! · “Bee Aware”- Routinely inspecting your house and property is the best way to protect you from bees. Bees around flowers and drinking water are normal, bees anywhere else could signal a problem. · “Bee Smart”-If you have a bee problem, call a professional to do the work. They have the safety equipment, tools, and experience to deal with bees · “Bee Safe”- Remember, hives are a danger you can’t see. The ten or twenty bees flying around the eves of your house or your irrigation valve box are just the tip of the iceberg. Even if you only see a few bees, there can be tens of thousands inside the hive. If on your property, call a professional ASAP.

Selling Your Home >Dress For Success
Looking good is important when you want to make a great impression, whether for a job interview or a social function. The same is true of a home that is on the market. When the "For Sale" sign goes up in front of your home, it should be "dressed" for the occasion.
Since the first impression will be of the front of the house, a well-groomed exterior is crucial, from the landscaping to the paint. The interior of your home should be clean and tastefully decorated. Take care of any minor cosmetic repairs that are needed, such as cracked plaster or peeling paint. A sparkling kitchen and shiny bathrooms, clean windows, and the absence of clutter will help your home "show well". Keeping your home looking good at all times is hard work, especially if you have children and are packing for a move. However, the dividends are impressive, because a home that looks well cared for has an excellent chance of selling quickly and for the best price.
